Рост числа новостроек в Москве приведет к дальнейшему снижению цен на квартиры в советских многоэтажках
Сегодня в Москве не сложно подобрать новую недвижимость эконом-класса в доме, построенном с применением современных материалов и конструкций, с развитой инфраструктурой и в хорошем месте. Причем стоимость его квадратного метра будет сопоставима с ценой аналогичного показателя для дома эпохи позднего СССР (то есть 30-летней давности).
В качестве примера исследуем район Ботанического сада. Здесь, на границе парковой зоны Останкино, самого Ботанического сада и ВДНХ, в районе станции метро и МЦК «Ботанический сад», возводится 7 крупных комплексов – от так называемой «массовой застройки» до элит-класса.
Рассмотрим не самый дешевый, но и не самый дорогой вариант (как говорят на рынке – «бизнес-класс по цене комфорт-класса») – «Легендарный квартал на Берёзовой аллее» http://legendarniy.ru/. Этот проект получил премию «GOOD Innovations-2016» как первый энергоэффективный квартал с доступными ценами. При строительстве и обустройстве (окна, внутренние коммуникации) применяются материалы, технологии и комплектующие, которые ранее в Москве можно было встретить лишь в более дорогом ценовом сегменте. Дома получаются экологичными и энергоэффективными.
Особенность «Легендарного квартала…» – продуманная до мелочей спортивная инфраструктура. Его пять корпусов расположены вокруг Центра водных видов спорта (ЦВВС) и Малой спортивной арены (МСА). ЦВВС – уникальный водно-спортивный комплекс общей площадью более 30 000 кв. м. При кажущемся избытке в городе бассейнов 50-метровых среди них – кот наплакал. Тем более – сертифицированных Международной федерацией водных видов спорта (FINA). К слову, консультантом проекта стал один из самых авторитетных чиновников FINA, итальянский «патриарх» водного поло Джанни Лонци.
Помимо современного бассейна, в составе «Легендарного квартала…» будут и универсальный спортивный зал, и гидромедицинский центр, и система тренажерных комплексов.
Пожалуй, впервые в истории московского рынка недвижимости дома здесь получили имена звезд российского спорта – Александра Попова (плавание), Ольги Брусникиной (синхронное плавание), Евгения Гришина (водное поло), Сергея Тетюхина (волейбол) и Виктора Агеева (бокс). Сами звезды согласились курировать спортивные академии и работать в ЦВВС. Заниматься в Академии Попова или Школе Тетюхина сможет любой подросток Москвы. Но для юных жителей «Легендарного квартала…» как минимум первый год обучения будет бесплатным. «Легендарный квартал…» внешне выделяется среди новостроек – благодаря участию в разработке дизайна фасадов греческого художника Хариса Цевиса, одного из авторов облика Олимпиады в Рио-де-Жанейро.
Новые комплексы возводятся с учетом транспортной доступности и рекреационной инфраструктуры микрорайона. Так, «Легендарный квартал…» находится в пяти минутах ходьбы от станции метро и МЦК. В подземном гараже комплекса почти тысяча машиномест. Туда можно будет попасть, не выходя из подьезда, а въезд будет осуществляться с улицы, что соответствует концепции «Двор без машин».
Скептик, однако, заметит, что главное для покупателей – стоимость. В этой связи можно отметить, что ценник, например, на двухкомнатные апартаменты в «Легендарном квартале…» http://legendarniy.ru/plans ниже, чем у квартиры аналогичного метража в «советском» доме по соседству. Пока ниже.
Ведь когда будут вводиться в эксплуатацию отстроенные корпуса, когда апартаменты с юридической точки зрения превратятся в квартиры, когда жильцы распробуют прелести и удобства тех самых «второстепенных» мелочей, разница в цене уже станет весьма ощутимой. Тем более что старые квадратные метры неизбежно подешевеют из-за отсутствия тех самых мелочей, которые и делают жизнь человека здоровой, удобной, комфортной. А покупку нового жилья, в конечном итоге, – еще и выгодной.
