По оценке руководителя по работе с ключевыми партнерами Est-a-Tet Романа Родионцева, самые демократичные по цене квадратные метры сегодня продаются в Зеленограде, в районе Крюково. Здесь реализуются сразу два крупных проекта с общим объемом предложения 30,3 тыс. кв.м. На втором месте оказалась Некрасовка, в которой продается 103,2 тыс. кв.м. Стоит отметить, что с точки зрения объема доступного предложения этот район является абсолютным победителем (см. таблицу). Замкнул тройку самых недорогих районов Москвы район Северный, где в экономклассе реализуется три проекта с общим объемом в реализации 23,4 тыс. кв.м.
Средняя стоимость лота в Крюкове составляет 4,8 млн руб. Разумеется, без проблем можно купить квартиру и дешевле. Например, за студию площадью 21,0 кв.м девелопер в этом районе просит всего 2,3 млн руб. В Некрасовке самое бюджетное предложение в этом районе — студия площадью 32,4 кв.м за 3,7 млн руб. В Северном предлагается студия площадью 30,8 кв.м стоимостью 2,4 млн руб. «Из 10 наиболее дешевых локаций Москвы наибольшее количество районов находится в СВАО — Северный, Алтуфьевский и Южное Медведково, — заметил Роман Родионцев. — При этом в первых четырех районах нашего рейтинга отсутствуют станции метрополитена, что отчасти объясняет столь невысокую цену квадратного метра».
«В условиях профицита предложения у многих потенциальных покупателей недорогой недвижимости складывается впечатление, что спешить с покупкой не стоит, так как цены будут падать, — отметила управляющий партнер компании «Метриум Групп» Мария Литинецкая. — На самом деле в лучших проектах к моменту получения разрешения на ввод в эксплуатацию в продаже остается всего несколько свободных квартир». «Откладывание покупки на долгий срок в самых популярных проектах может повлечь за собой потерю нескольких сотен тысяч или даже миллионов рублей», — уверена Литинецкая.
